Reference Procedure - How it Works

Once your Landlord has (in principle), accepted your offer you will need to complete our reference application form(s).  These forms are available online or paper and provide our independent, external referencing company with the necessary information to assess suitability.  They do not constitute a Tenancy Agreement, or obligate the Landlord or us to proceed if references prove unsatisfactory. 

If you have questions about your potential status please contact us before you submit reference forms because a non-refundable Tenancy Start Up Charge is payable with your application.

Please note that we do not  ask for a Holding Deposit to take a property off the market.  We understand that you will not want us to show the property to anyone else after you have agreed to take it, but nothing is certain until satisfactory references have been obtained and ultimately the Tenancy Agreement is signed.  It is therefore important that you act quickly to return correctly completed reference forms even if your intended Tenancy Commencement Date is some time in the future.

Guarantors

In some cases e.g. if there is a low credit rating, or insufficient personal or financial information about an applicant is held in the UK; it will be necessary to either pay rent for the Tenancy in advance, or have at least one Guarantor. 

The Guarantor(s) act as security for rent payments and all the other terms of the Tenancy Agreement (e.g. not damaging the property) for the entire duration of the Tenancy and any subsequent renewal.  The Guarantor must be based in the UK.  They will also need to satisfy exactly the same reference checks and go through the same reference procedure as prospective Tenants.  If you have questions about who might be suitable to act as a Guarantor please contact us.
 
We have a duty of care to Guarantors to ensure they understand their obligations and to keep them informed during the Tenancy.  This additional work and referencing process incurs limited additional charges.
