1. Why should I use Portfolio Property?

Because Portfolio Property is not simply a Lettings and Property Management Agency offering the usual, responsibility-free, generalist buy-to-let advice or only promoting properties their sale’s agency colleagues have available that might represent a reasonable buy-to-let opportunity - assuming you can find the time to fully research, finance and secure it quickly enough in this highly competitive market!   


2. I don’t have the time to go hunting for properties can you help?


Yes, we know from experience that finding a suitable rental property to purchase at the right price, which will provide both a reliable yield and good capital growth, is a very time-consuming process.  On average we spend approximately 30 hours researching each open market purchase we offer to our Client's.  All you need to do is contact us.

 
3. What services beyond property acquisition can you provide for me?

We have a full range of services which are more standardised for Landlord's with a single property and two levels of increasingly bespoke services for Landlords with multiple properties.  We  can assist with all aspects of physical presentation both internal and external.  When your property is ready we will find you good calibre Tenants who will pay a fair market rent and want to stay for longer than the usual 6 - 12 months.  

Each time your Tenants move out, we can manage preparations for remarketing and re-letting whether that involves simple cleaning, or bigger projects such as replacing a kitchen!  We can keep repeating this process with each Tenancy, until you  eventually want to realise your asset.
     
When you want to sell your property our existing Investment Landlords are always looking for investment property, so we could arrange a quick, convenient sale to another investor or we can place it on the open sales market at a lower cost than you would incur by using other ordinary estate agents.



4. I am an overseas investor - does that create a problem for me?

Not necessarily and we are used to working with overseas Client’s.  However, beyond the obvious difficulties associated with physicality and geography, there are other important considerations e.g. taxation and buy-to-let mortgage financing.  Mistakes can be costly so it is important to obtain serious, professional advice and delegate to bone fide experts qualified to act on your behalf.
